It helps if it is someone who has not been before, but this would be a luxury. You must be serious about this role play or it will not work. You will not only find out what sounds daft as you say it, but what works and what does not. It will help you plan an effective route and confirm any problem areas that are obvious, but you have become used to. You will also find that if you lead into a compact bathroom, closely followed by the viewers three enthusiastic children, the viewer may not get in and be irritated, miss a great feature or feel that your home lacks space. Have
two copies of the specification available. One for you and one for
your
viewer. Answer questions clearly and
honestly. Do not go into more detail than is asked, but do point out the
positives. Your practice viewer
is unlikely to disagrees or criticises your home,
but some will just for fun!. Let them view at their own pace, but if they stall, remember you are working to schedule. Again you will get a feel for how long the viewing will take and the pace that you should view at. Accentuate the positive. If you have a fantastic feature they may not realise unless you tell them.
Afterwards, get the feedback from your viewer.
